TIF Funding
A base value for the Woodhaven TIF District is determined by the taxable value of real property within the TIF district as noted on the Woodhaven Map. At its origination, no more than 10% of property within a TIF (excluding publicly owned property) can be used for residential purposes. Residential is defined as a house having fewer than five living units.
The tax increment is derived from the difference in appraised value between the year in which the TIF district is established (base year) and each year the TIF is in existence. This revenue is the incremental increase in real property tax revenue above the base year resulting from an increase in the taxable value of property within the whole TIF district. This is not an increase in the tax rate levied on real property.
